In another successful and swift sale campaign by Purple Brick’s David Cutler and team, this three bed apartment in a medium density complex sold recently for $665,000. A solid $10k over the median for units in Elwood at this time.
The property featured three generous sized bedrooms and an open plan living and dining space. The renovated kitchen and bathroom would certainly have been attractive to buyers. The complex was interestingly one of the most lovingly maintained we’ve worked in. The common areas were clean and clear, free of stored items and updates like newer carpet and painting of the common areas was evident.
It was unusual to see that the Body Corporate or maybe the owners and tenants had gone to the effort to put homely touches like coordinating art prints and quote art on the various levels.

With a suburb clearance rate hovering below 54% at the moment (August 2018) in Elwood, achieving a quick sale was a feat in and of itself. The property was under offer before the campaign had finished and was unconditional by the time we collected our property styling stock two weeks early.
It was difficult to consider or compare the return on this particular sale as it was a larger apartment with three generous bedrooms but it was in an older apartment complex. As such it falls into comparison with three bed town home’s and semi detached units in Elwood which tend to a) be much newer and b) have additional land, which this apartment did not have. However the sale result was respectable and in the touchy market many vendors find themselves in a quick sale is as much of a win as anything else.
